La casa
en estudio se ubicó en la antigua calle “Barrio Alto”; esta anotación histórica
es muy interesante de resaltar debido a que la noción del barrio bajo y del
barrio alto también era una comprensión del pueblo inca (hanan saya, barrio
alto y Hurin saya, barrio bajo, relacionados con el concepto de la marka
(ROMERO, E. 2006)[i] siendo
el ayllu dividido en el barrio de arriba o el primero en ser ocupado y el de
abajo o del advenedizo, conquistador, usurpador o avecindado pacíficamente) y del cual deviene el nombre de la calle
primitiva que al estar próxima a la comunidad de los Yarabayas es probable que
dicha toponimia podría ser considerada como un aspecto de carácter territorial
- histórico, pero, lo cierto es que, también la calle sería conocida
entrada la república como Calle Alegre[ii].
Pero el nombre más reconocido fue
el de “Guañamarca”. Para el Dr. Juan Guillermo Carpio Muñoz la palabra
Guañamarca significaría “pueblo muerto”; del quechua wañuy: el que
muere, eclipse y marka: pueblo, aldea; “wañuy marka”; pero, también podría
haberse referido al aymara waña, adjetivo de seco y marka, pueblo; por lo que
también haría mención a la particularidad ambiental del lugar: “pueblo seco”.
La historia de la casa tiene un
inicio muy propio de las post Guerra del Pacífico con el reclamo de posesión de
Doña EUSEBIA LUQUE CORRALES, quien en su declaración por inscribir
la casa donde residía por dos décadas da cuenta de sus vivencias anotando
su mayoría de edad y su estado civil de “viuda”; muy propio de las
damas arequipeñas de finales del s. XIX, y empieza indicando que domicilia en
la calle de Guañamarca N° 35 de esta ciudad de Arequipa, y al decir que es la
propietaria da cuenta de haber obtenido la casa o finca por herencia
de su tía Doña María Santos Corrales hacia el 1861; cuya atribución la ha
poseído por 20 años, demostrando que no han concurrido contradicción alguna,
pero hacía constar que ha careció del título respectivo que acredita estos
hechos.
Por esta situación
recurrió, a la formalización de títulos supletorios de dominio consistente en
la información dada por los testigos Don Manuel Soto Loaiza y Don Elías
Talavera, siendo su asesor Don Tomas Laguna Gil como constan en las
publicaciones de avisos, demostrando de esta forma la posesión por 20 años los
que derivaron en el dictamen del antiguo Ministerio Fiscal, por el que se
declaró lo actuado: “título supletorio de dominio”al amparo de fe
de haberla obtenido de Doña Eusebia Luque Corrales.
Este escenario
jurídico ilustra de mejor manera las anomalías que se derivaron de los procesos
de transición entre la colonia y la república, y más tarde después de la Guerra
del Pacífico y que fuera usado como instrumentos de subsanación de los títulos
de dominio inscritos; abriéndonos una ventana histórica fascinante en el
reconocimiento de la historia antigua de Arequipa.
Hacia 1883 el
contexto histórico de la casa y el de la calle se configuraba por: el frente
residía Doña Úrsula Zegarra, calle por medio; por el pie estaba la casa de los
herederos de Don José Saco, por un costado, casa de Doña Manuela Arias Viuda de
Delgado; y por el otro casas de Doña Manuela Quevedo y de Don Pedro Rocano; en
ese tiempo el predio tenía una extensión de quinientas cuarenta y tres
decímetros cuadrados.
Entre las actividades
albergadas por la casona está el haber cobijado una prestigioso imprenta del s.
XIX, así demostrado en las carta pastorales del Obispo Juan AMBROSIO HUERTA en
1887 a los fieles de su Diócesis y en especial a los de esta ciudad; escritas
con motivo del aniversario del terremoto de 13 de agosto de 1868 en la Imprenta
de la Crónica Imparcial ubicada en la calle de
Guañamarca N° 35 (HUERTA, Y. 2008).
DOÑA MARIA ROSA
DELGADO LUQUE CORRALES y DOÑA ISABEL RODRIGUEZ, domiciliados en esta ciudad han
adquirido el domicilio de esta finca por desiguales partes; la primera como
heredera y la seguridad como Legataria de doña Eusebia Luque Corrales, según el
testamento otorgado por esta ante el Notario Público Dr. José María
Tejada con fecha 5 de mayo de 1899, en el que consta que a Doña Rodríguez
se le adjudica la salita y el cuartito del alto, las 2 alcobitas del
callejón del lado izquierdo con entrada libre al pesebre y goce de toda
servidumbre, y el resto a la enunciada heredera.
DOÑA VICTORIA
VELARDO, mayor de edad, soltera y domiciliada en esta Ciudad, ha adquirido el
dominio del haber que en esta ficha ha correspondido a Doña Isabel Rodríguez,
por compra fechada el 24 de Abril de 1912.
Parte de esta finca o
sea la correspondiente a doña Victoria Velando ha pasado a ser del Don JUAN
GARCIA CALDERON, casado, abogado y vecino de esta por haberlo comprado de
aquella en el precio convencional de 100 Libras peruanas de oro al contado,
según escritura otorgada ante el Notario de esta Ciudad Dr. José María Tejada
con fecha 28 de Agosto de 1919. Aun cuando por la indicada escritura la venta
se hace extensiva a los productos devengados y por devengarse, esta inscripción
debe entenderse limitada a la que aparece del testamento de la primitiva dueña
Doña Eusebia Luque Corrales, citado en tal escritura y cuya cláusula del tenor
siguiente “Mando quiero y es mi voluntad, que después de la
muerte de mi hija adoptiva, pase el rancho de Mejía, en propiedad a Doña Isabel
Rodríguez ; y en la casa de Guañamarca la salida que actualmente ocupa la misma
Doña Isabel Rodríguez con más la cocina de bóveda que está pegada a
la salida y el cuartito del alto, las 2 alcobitas del callejón, todo al lado
izquierdo, pase en propiedad legitima a esta mi muchacha Doña Isabel Rodríguez
y que también tenga entrada libre al pesebre y goce de toda servidumbre”.
El 22 de mayo de 1920
DOÑA ELVIRA SOTO VIUDA DE MARINA, domiciliada en esta Ciudad, ha adquirido el
dominio de esta finca, por haberla comprado de sus anteriores dueños Doña Rosa
María Luque Corrales y el Dr. Juan García Calderón.
Esta finca ha pasado
a ser de la propiedad de Doña MARÍA TERESA MARINA DE CHOCANO y de la Doña MARÍA
JOSEFINA MARINA y SOTO, como hijas legítimas y herederas de Doña Elvira Soto y
Soto Viuda de Marina, según el testamento otorgado por esta el 7 de mayo de
1932, ante el Notario, Dr. Víctor Rojas Romero.
Esta finca ha pasado
a ser de la propiedad exclusiva de Doña JOSEFINA MARINA SOTO, por habérsele
adjuntado por un valor de S/.13,196 en la escritura de partición de bienes
celebrada con sus hermanas Doña María Teresa Marian Soto de Chocano con fecha 4
de noviembre de 1939 ante el Notario Dr. Víctor Rojas Romero.
Dr. Mario Herrera a
pedido de los propietarios de la casa rectifica el asiento Nro. 1 de la pág.
441, del Tm 7, en el sentido de que la casa está ubicada en la calle Rivero con
el Nro 219, de acuerdo con el certificado dado por el jefe de la oficina de
Predio y Padrones del Concejo Patrimonial de Arequipa el 18 de noviembre de
1963.
DOÑA JESUS BUSTAMANTE VIUDA DE GARCÍA CALDERÓN, peruana, ha adquirido
el dominio de esta finca, por haberla comprado, por intermedio de su apoderado
el Dr. José García Calderón, de su anterior propietaria Doña Josefina Marina de
Velando en el precio de s/ 300,000, pagados, según escritura de 22 de marzo de
1973.
Los hermanos FERNANDO, JOSE Y LUIS GARCÍA CALDERÓN BUSTAMANTE, han
adquirido el dominio del inmueble inscrito en esta partida a mérito del
anticipo de legitima que les ha hecho su señora madre Doña Jesús Bustamante
viuda de García Calderón por el valor de colación de S/. 52´170,000. La
anticipante se reserva el derecho de uso y habitación según mas ampliamente
consta del escritura de 12 de Julio de 1982, otorgada ante el Notario de esta
Ciudad Dr. Edilberto Zegarra Ballón.
LA ASOCIACIÓN MUTUALISTA DE TÉCNICOS SUB OFICIALES Y EMPLEADOS CIVILES
DE AERONÁUTICA, ha adquirido el dominio del inmueble, por haberlo comprado de
sus anteriores propietarios en el precio de s/ 106,500 en Octubre de 1983,
otorgada ante el Notario doctor Cesar A. Fernández Dávila.
La fábrica de la casa fue inscrita en atribución de la Ley 26389 y RM.
438 94 MTC/15 VC, por el Arquitecto Alberto Llerena Medina a favor de La
Asociación Mutualista de Técnicos y Sub Oficiales de la Fuerza Aérea del Perú,
compuesta de: “Primer piso “Atrio 1, con pileta al centro,
administración, comedor 1, comedor 2, baño de damas, comedor 3, medio baño,
gradas al 2do piso. Segundo Piso.- Un ambiente”, en abril de 1983.
La Asociación Propietaria del inmueble inscrito en esta partida ha
cambiado su denominación social por la de “ASOCIACIÓN MUTUALISTA DE TÉCNICOS Y
SUBOFICIALES DE LA FUERZA AÉREA DEL PERU” según escritura del 15 de julio de
1991.
THE URBAN
HISTORICAL CONTEXT
The house in the
studio was located in the old street "Upper District"; this
historical annotation is very interesting to highlight because the notion of
the low neighborhood and the high district was also an understanding of the
Inca people (“Hanan saya”, upper district and “Hurin saya”, low neighborhood,
related to the concept of the “marka” (ROMERO, E. 2006) The “ayllu” was divided
into the upper district or the first to be occupied and the low neighborhood or
the upstart, conqueror, usurper or peacefully settled) and from which it
becomes the name of the primitive street that being close to the the community
of the “Yarabayas” is probably that this toponymy could be considered as an
aspect of territorial - historical character, but, the truth is that, also the
street would be known as Alegre Street.2
But the most recognized name was "Guañamarca". This word would mean "dead people"
according Dr. Juan Guillermo Carpio Muñoz; (In Quechua “wañuy”: he one who dies, and “marka”:
town; "Wañuy marka"; while, the meaning in Aymara would be “dry town” in relation to its
climate.
HISTORY OF THE CORRALES HOUSE.
The history of the house has a very typical beginning of the post-Pacific War with the claim
of possession of Mrs. EUSEBIA LUQUE CORRALES, who in her declaration to register the
house where she lived for two decades gives an account of her experiences noting her
majority and her civil status as "widow"; very typical of Arequipa ladies of the end of the
19th century, indicated her address in the street of Guañamarca No. 35 – Arequipa. His aunt
Doña María Santos Corrales was inherited the house to her in 1861. But it lacked the
respective title of that period of time (20 years).
Due to this situation she resorted to the formalization of supplementary
titles of domain consisting of the information given by the witnesses Don
Manuel Soto Loaiza and Don Elías Talavera, being her adviser Don Tomas Laguna
Gil as they appear in the publications of notices, demonstrating in this way
the possession for 20 years that led to the opinion of the former Public Prosecutor,
for which the act was declared: "supplementary title of ownership"
under cover of faith having obtained it from Mrs. Eusebia Luque Corrales.1
This legal scenario illustrates better the anomalies that were derived
from the transition processes between the colony and the republic, and later
after the Pacific War and that were used as instruments of correction of the
registered title deeds; opening a fascinating historical window in the recognition
of the ancient history of Arequipa.
In 1883 the historical context of the house and the one of the street was configured by: the
front resided Mrs. Úrsula Zegarra, street by means; by the foot was the house of the heirs of
Don José Saco, by one side, house of Doña Manuela Arias Widow of Delgado; and on the
other houses of Doña Manuela Quevedo and Don Pedro Rocano; at that time the property
had an area of five hundred and forty-three square decimeters.3
Among the activities housed by the house is the shelter of a prestigious printing house of the
19th century, as demonstrated in the pastoral letter of Bishop Juan AMBROSIO HUERTA in
1887 to the faithful of his Diocese and especially to those of this city; written on the occasion
of the anniversary of the earthquake of August 13, 1868 in the Immigration Chronicle Press
located on Calle de Guañamarca No. 35 1(HUERTA, Y. 2008).
Mrs. MARIA ROSA DELGADO LUQUE CORRALES and Mrs. ISABEL RODRIGUEZ,
domiciled in this city acquired the address of this farm in unequal parts; according to the
testament granted by this before the Notary Public Dr. José María Tejada dated May 5, 1899,
in which it is recorded that Doña Rodríguez is awarded the room and a room on the second
floor, the 2 rooms of the alley on the left side with free entry to the manger and enjoy all
servitude, and the rest to the enunciated heiress. (As 2 Fs. 442. Tm 7).
Mrs VICTORIA VELARDO, of legal age, single and domiciled in this City, bought the property
from Doña Isabel Rodríguez, on April 24, 1912 (As 3 Fs. 442 Tm 7)
Part
of the property corresponding to Mrs. Victoria Velando became the Don Juan
Garcia Calderon, married, lawyer and neighbor of this for having purchased it
from the conventional price of 100 Peruvian Pounds of gold cash, according to a
deed granted before the Notary of This City Dr. José María Tejada dated August
28, 1919.
The inscription of the property must be understood limited to the one that appears from the
will of the original owner Mrs. Eusebia Luque Corrales, mentioned in such writing and whose
clause of the following tenor “Command I want and it is my will, that after the death of my
adopted daughter, pass the ranch of Mejia and the house of Guañamarca, and also have free
entry to the manger and enjoy all servitude”. (As 6 Fs. 293 Tm 30.)
On May 22, 1920 DOÑA
ELVIRA SOTO VIUDA DE MARINA, domiciled in this city, acquired the domain of
this property, for having purchased it from her previous owners Doña Rosa María
Luque Corrales and Dr. Juan García Calderón. (As 7 Fs. 294
Tm 30)
Later it became the
property of Doña MARIA TERESA MARINA DE CHOCANO and of Mrs. MARIA JOSEFINA
MARINA and SOTO, as legitimate daughters and heiresses of Doña Elvira Soto
Widow of Marina, according to the testament granted by this on May 7, 1932,
before the Notary, Dr. Víctor Rojas Romero. (As 8 Fs. 294 Tm 30)
This farm became the exclusive property of Mrs. JOSEFINA MARINA SOTO, for a value of PEN 13,196 in the deed of property held with her sisters Doña María Teresa Marian Soto de Chocano dated November 4, 1939 before the Notary Dr. Víctor Rojas Romero. (As 9 Fs. 181 Tm 85)
Dr. Mario Herrera at the request of the owners of the house rectifies the address, in the sense that the house is located on Rivero Street with No. 219, in accordance with the certificate given by the head of the property office and Padrón of the Patrimonial Council of Arequipa on November 18, 1963.1 (As 9 Fs. 181 Tm 85)
DOÑA JESUS BUSTAMANTE VIUDA DE GARCIA
CALDERON, Peruvian, acquires the domain of this property, for a value of s /
300,000, paid, according to deed of March 22, 1973. (As 18. Fs. 183 Tm 85)
The brothers
FERNANDO, JOSE AND LUIS GARCIA CALDERON BUSTAMANTE, bought the domain of the
property inscribed from their mother Mrs. Doña Jesús Bustamante has made to her
widow of García Calderón for the value of S /. 52'170,000 PEN.
The Mrs. reserves the
right to use and room as more widely consists of the deed of July 12, 1982,
granted before the Notary of this City Dr. Edilberto Zegarra Ballón. (As 18.
Fs. 183 Tm 85).
THE MUTUALIST
ASSOCIATION OF SUB-OFFICIAL TECHNICIANS AND CIVILIAN EMPLOYEES OF AERONAUTICA,
has acquired ownership of the property, for having purchased it from its
previous owners at the price of s / 106,500 in October 1983, granted before the
Notary Dr. Cesar A. Fernández Dávila. (As 19. Fs. 184 Tm 85).
The house was
registered under Law 26389 and RM. 438 94 MTC / 15 VC, by Architect Alberto
Llerena Medina in favor of the “Mutualist Association of Technicians and Sub
Officials of the Air Force of Peru”, composed of: "First floor"
Atrium 1, with pool to the center, administration, dining room 1, dining room
2, ladies bathroom, dining room 3, half bath, stairs to the 2nd floor. Second

Owner of the property inscribed in this item has changed its corporate name to
that of “MUTUALIST ASSOCIATION OF TECHNICIANS AND SUBOFICIAL OF THE AIR FORCE
OF PERU “according to a deed dated July 15, 1991.
